How an automatic gate is put together
Five pieces, and two of them decide the paperwork. Santa Clarita's building code lists low voltage wiring for security, intercom and similar systems at a house as exempt from a permit, but a new line voltage circuit is not on that list (SCMC 18.02.030).
- The opener. A swing arm or a slide operator beside the gate. Its maker rates it for a maximum gate size and weight (DASMA TDS 356), so the gate is sized first.
- Power from the house. A new line voltage run, usually in a trench. Expect an electrical permit, and near an oak the trench follows the protected zone rule.
- Keypad or intercom. Low voltage, and on the city's exemption list for a house.
- Safety sensors. Photo eyes or edge sensors that stop or reverse the gate. They are monitored, and an opener made since 2016 will not run unless they are connected and working (DASMA TDS 356).
- Manual release. A way to move the gate by hand when the power is out. Ask the installer to show you how yours works on the day the gate goes in.

Hardwired, solar or battery
Hardwired power comes from the house through a trench. Solar puts a panel on a post and skips the trench. A battery is mostly the backup that carries the gate through an outage. A heavy leaf or a busy drive asks more of the supply, so the opener's own ratings decide which one fits.
- Hardwired Power from the house through a trench. A new line voltage circuit is not on the city's permit exemption list, so expect an electrical permit (SCMC 18.02.030).
- Solar A panel on a post or the gate pillar, no trench from the house. The panel needs sun through the day, so an oak canopy or a shaded slope matters.
- Battery Mostly a backup that keeps the gate working through an outage. Batteries age, so plan on replacing one now and then.

Automating the gate you have
You may not need a new gate at all. An opener can go on the gate you have if it is sound and moves freely; DASMA's guidance is that a slide gate should roll easily in both directions before an operator goes on (TDS 353). UL 325 applies to existing gates that are being motorized, so an older slide gate may need screening added (TDS 356). A leaf that drags gets fixed first; the repairs page covers that.
The trade offs
An automatic gate costs more than a manual one and has more to look after: sensors to keep clean and lined up, a battery that ages, a motor. It also needs a separate way in on foot. UL 325 openers are for vehicle gates only, and DASMA says people need their own gate wherever they are likely to walk in (TDS 353).
What sets the price of an automatic gate

- An oak in the way
- Trenching close to the trunk, in the half of the protected zone nearest the tree, calls for an oak tree permit (17.51.040). Swinging the trench wide adds length.
- Safety equipment
- Two independent means of entrapment protection in each direction where someone could be caught (DASMA TDS 353). A slide gate is also screened from the bottom up to 6 ft so a 2 1/4 in ball cannot pass through (TDS 356).
- Keypad, intercom, remotes, camera
- Low voltage wiring at a house is on the permit exemption list (SCMC 18.02.030). Controls go at least 6 ft from any moving part of the gate (TDS 356), which can mean a separate post.
- A walk gate beside it
- Needed wherever people are likely to walk in, since the opener is for vehicles only (TDS 353).
One number is set by law, not by the job. The deposit on a home improvement contract in California tops out at the lesser of $1,000 and a tenth of the contract (Business and Professions Code 7159.5).

Which permits come with an automatic gate here?
Expect at least one. A new line voltage circuit to the opener is missing from the city's permit exemption list; the low voltage wiring for a keypad or intercom is on it (SCMC 18.02.030). The gate itself is not named on that list, so have Building and Safety confirm it, and trenching through the inner half of an oak's protected zone calls for an oak tree permit (17.51.040).
Can an automatic gate be opened by hand?
It should be. A manual release lets you move the gate in a power outage and lets emergency crews through. Ask the installer to show you how it works on the day the gate goes in.
How long does it take to install an electric gate?
It depends on the job more than the gate: whether posts go into new concrete, how long the trench is, and whether a permit or an oak review has to come first. Adding an opener to a sound gate is the quickest kind of job; a new gate on new posts with a long trench is the slowest.
Swing or slide opener on a sloped drive?
Let the ground choose. A swing leaf needs its whole arc clear, which is hard on a drive that climbs toward the gate; a slide runs along flat ground to one side of the opening. No neutral source puts one number on it; how often it runs, sun, dust and upkeep all matter. DASMA does draw one line: it recommends replacing any gate opener made before 2000, since it may not be able to connect the entrapment protection devices required since then (TDS 356).
